Dual Flush Toilets
As we look ahead to the upcoming year, we want to remind you of important changes regarding water efficiency measures for rental properties. These adjustments aim to promote sustainability and ensure that our properties are compliant with evolving regulations.
Key Points to Note:
- Water Usage Charges:
- To pass on water usage charges to tenants, your property must be separately metered and meet specific water efficiency measures.
- The charges should not exceed the amount payable by you as the landlord, according to the water supplier’s bill or other evidence.
- Regular Checks and Maintenance:
- Initial Checks: At the start of every tenancy, all taps and toilets must be checked to ensure there are no leaks.
- Ongoing Maintenance: Whenever any water efficiency measures are installed, repaired, or upgraded, taps and toilets must be re-checked and any leaks fixed. This requirement applies to all existing and new tenancy agreements from 23 March 2020.
- Upcoming Compliance Date – March 2025:
- Dual Flush Toilets: By 23 March 2025, all toilets in rental properties must be dual flush with a minimum three-star rating according to the Commonwealth Water Efficiency Labelling and Standards (WELS) scheme.
- The WELS scheme provides a rating system to help consumers make informed choices about the water efficiency of products they purchase.
Action Steps for Landlords:
- Plan Ahead: If you intend to replace or upgrade existing toilets in your property, consider installing dual flush toilets with at least a three-star WELS rating.
- Regular Inspections: Incorporate regular checks of taps and toilets into your maintenance routine to ensure compliance with water efficiency measures.
- Stay Informed: Keep abreast of the WELS scheme ratings to make informed decisions about water-efficient products for your property.
These changes not only help in conserving water but also ensure that your property meets the regulatory standards, thereby avoiding potential penalties and enhancing the value and appeal of your rental property.
