NSW’s rental reforms are live and enforceable. From 19 May and 20 June changes rolled in, and from 1 July Fair Trading began collecting the reason a tenancy ends via Rental Bonds Online. Key points:

Landlords must provide a valid reason to end a lease.

“No-grounds” terminations have ended.

Rent can only increase once every 12 months for all lease types.

Pets are easier to approve; a landlord must respond within 21 days or consent is granted.

Tenants must be able to pay rent by bank transfer without extra fees.
