Liveability in Lloyd heres a crowd-pleaser that ticks all the boxes

PRD Wagga’s Rebecca Jones says this house ticks all the boxes.

Location, layout and liveability all feature highly.

“The size of the block is one of the biggest standouts here; it’s 1140 square metres and everyone wants a pool, everyone wants a shed, so this one will tick a lot of boxes for a lot of people,” she said.

The four-bedroom, two-bathroom home at 6 Greenway Street, Lloyd, is on the market for $895,000 and is already demonstrating it’s a crowd-pleaser.

“I’ve had an extremely high amount of interest in this one and it’s only been on the market a week.

“There are a lot of people who are looking for a block of land that’s not 700 square metres,” said Rebecca. “The response to it has been amazing.”

Built in 2015, the house has been renovated (new bathrooms and laundry).

“The owners were about to do more but their circumstances changed and now they are moving. They are actually quite sad about putting it on the market,” said Rebecca.

Space will be the drawcard here for someone who is looking for multiple living areas.

“You’ve actually got three big living areas in this property. You’ve got a front lounge room, but then as it comes through it opens right up to your open plan living, which is the kitchen dining area, then a lounge, and then also a rumpus off that,” said Rebecca.

“That’s another standout as the majority only have the two living areas, but this has the extra one, plus an office!”

Outside you will find a well maintained garden with mature lilly pillies lining the fence. The 8 x 3 metre inground swimming pool will offer welcome relief in the summer, while an outdoor firepit will soon see you roasting marshmallows in the winter.

“They’ve used the entire space on this block very well,” said Rebecca. You’ve got your drive through backyard access and there’s still so much space left for kicking a footy around or playing soccer.

“You’ve got everything really; it’s catering for a lot of people which is nice, and there’s still space outdoors for someone to put their own stamp on it.”

Other external features include the man cave: an 8 x 4 metre powered shed – a double garage for secure parking and a spacious under-roofline entertainment area.

“The doors from the living areas open out onto the pergola and pool area; having the two sets or doors side by side creates a really nice feel from in to out,” said Rebecca.

“Inside it has a lovely roofline with a raked ceiling in the living room which catches your eye as you are coming into the home. The roofline is not just your flat ceiling so it’s very appealing.”

According to Rebecca, Lloyd is one of those sought-after areas in Wagga and the Greenway Street home sits in between the older and newer areas.

“It is a bit of a mixture; so it’s in the older section but the new section of Lloyd is only two streets away,” said Rebecca.

“It’s certainly not an out-of-date house, it’s definitely still very chic and on point with the renovations that have been done. Lloyd is a really nice suburb in Wagga to set up home with a family.”

The bedrooms are generously sized and offer plenty of natural light and built-in robes. Off the rumpus room you will find a study tucked away for that work from home space or a quiet place for the homework to be done.

It is close to schools, zoned for Mater Dei Catholic Primary School and College, is a two-minute walk to Jubilee Park and it takes 10 minutes to get to Wagga’s central business district.

This property is open for viewing at 12:30 – 1 pm on Saturday 18 November. To find out more about 6 Greenway Street, Lloyd, contact Rebecca Jones at PRD Wagga on 0419 594 482 and be sure to check out all the latest listings on Zango.
